What is an EPC Certificate?

An EPC is provided for all domestic homes to show the energy efficiency of their property to give the building a normal energy and carbon emission efficiency grade. The usual EPC grade for energy efficiency is grade D.

An EPC is an official record of the real and likely energy saving aspects of each individual property assessed by the UK’s Standard Assessment Procedure and performance rated in energy terms using per square metre of floor area. Energy efficiency is founded on fuel costs and environmental impact on carbon dioxide emissions. The resulting EPC given to you will provide information on energy performance and cost effective means for improvement of the property.

Who needs an EPC certificate

From April 2008 an EPC certificate is mandatory by law when a property is constructed, sold or rented out. An EPC certificate for letting is valid for ten years. An EPC certificate should be provided to potential buyers free of charge. Non-compliance of an EPC certificate will result in fines from £200 upwards.

What else does the EPC tell you?

An EPC certificate is a report listing potential ratings your home could achieve if you make suggested changes. Possible cost savings per year if the improvements are made would decrease your fuel bills, improve energy performance and reduce carbon emissions. The recommendations in the report are not compulsory but if you decide to take this advice it could make your property more attractive to future buyers due to long-term cost efficiency.

What’s checked during the EPC inspection?

The inspection would take between 25 minutes to an hour and will cause minimum inconvenience. Our assessor will need access to the loft space, boiler, ventilation systems electric and gas meter. An internal and external inspection will be carried out for the purpose of the EPC.
